The protections provided by a quality seamless gutter system on your home in Prescott and the surrounding areas is absolutely critical! It has just been recently adopted into our local building code that you do need gutters to pass final inspection on your new home. Where it does not apply is backwards to existing homes. Anyone can easily understand that our local planning and zoning wouldn't wish to mandate existing structures' and homeowners to spend the money putting gutters on their house. It wouldn't be very American, would it.


If we take a look however at the older homes here and even the manufactured homes here, we can start to understand why they might be needed. Some of us remember the earthquakes in the San Fernando valley in 1971, but probably a lot more of us recall the Northridge earthquake in 1994. These earthquakes were the source of so many important changes in building code that make our modern homes and commercial buildings safe to live in and also improve their longevity substantially. Also yes we have events here, just had a small one in Chino not long ago. The most important thing about these changes are how they strengthen a home in every direction. Directly affecting also the impact water has on a homes foundation.


So when we are dealing with homes here built any time prior to the 90's and sometimes even in the 90's. It is the building practices that were prevalent, make having seamless gutters on your home critical. The one feeds the other and the most consistent powerful force we have here on Gods earth is WATER! If moves mountains literally! We are fortunate as Arizonans to have the Grand Canyon, a shinning example of the power of water.


The number one thing I hear from colleagues and other professionals like engineers, when dealing with a home which has these settling issues. Is what is the water doing around the home, what is the grading like and do they have gutters. These older homes are certainly not death traps by any means. However they can be money pits..... Especially if things are done in the incorrect order, and or overlooked. If you stabilize and repair foundation or slab cracks, but don't control the water its highly likely the expensive work will be compromised. We don't have long drawn out rainy seasons here like other parts of the country, or the deep snow that stays for months. What we do have is a whole heck of a lot of homes in which the original builders and developers thought they could get away with building to a much lesser standard than elsewhere in the country.
